House checks for second Homes
Estates or Condos/Townhomes – A Cut above – full service.
We strive to be a different and unique service in the area. We begin by establishing a baseline for your home by providing you with a fully qualified Home Inspection by a NACHI certified inspector. This report will provide you with a concise and clear footprint on the state of your home today as well as important information for future budget planning, as it covers every aspect of your home both on the interior and exterior.
Upon completion of your initial inspection, you will meet with one of our team members to review the findings and discuss next steps. You will also select the various services and products that meet your needs.
Each week after we inspect your home, we will send a completed report to you. You will also be able to find our summary of findings in your owner’s page. Any findings that need your attention will be highlighted and should any work need to be done, we will contact you to discuss how you would like to proceed.
We will then partner with our key vendors by discipline or the vendor of your choosing to get the necessary work completed. If warranted or per your request, we will provide you with 3 qualified estimates so that you can choose the best solution that meets your budget.
How we work:
- Set up initial meeting to find out more about you and your home
- Schedule an Initial Home Inspection
- Follow up meeting to discuss your inspection and review all our services
- Sign our contract.
- Establish weekly House check schedule.
- Set up any upcoming maintenance or other services
- Activate your online portal through our login button located at #
- Provide maintenance as requested or as required.
- Deliver on other household services; house cleaning, snow removal, landscaping, special projects as requested.
- Annually review our business together.
Caretaking Concierge Services
These services are billed out at an hourly rate. Rate sheet will be supplied during our meeting.

Homeowner Association Management Services
Our company can provide full HOA services for your community.
- Work with the board to ensure proper management of financials, maintenance, special projects and owner issues.
- Provide all financial reports via our software program – we can provide P&L, Budgets, and more.
- Weekly Inspections of common areas
- Transition management from self-managed or newly developed association
- Control center for owner requests or suggestions
- Rules & Regulations enforcement
- Assist in Annual membership meeting and Board meetings
- Collection of dues and disbursement of payables
- Oversee repairs and maintenance of common areas
- Work with Architectural Review Committee to perform duties prescribed in the restrictive covenants
- Review Financials for cost cuts or budget adjustments
- Quarterly Financial reporting for P/L, Balance Sheet and Cash Flows
Long Term Rental Management Services
Dark Sky Property Management provides quality Long-Term Rental Management services to fit our owner’s needs in the Wood River Valley. We customize our service to provide a unique experience for the tenant and owners. We strive to provide comprehensive service to our owners with screening of tenants, contract management, rent collection, maintenance resolution and prompt payment to owners and venders. We have great relationships with local venders to get maintenance work done in a timely and cost effective manner.
RENTAL AND COMMISSION SERVICES
DARK SKY PROPERTY MANAGEMENT provides service for long-term rentals to include:
- Advertise for and screen applicants for leasing.
- Inspect unit prior to and after rental for damage and repairs.
- Collect rent and distribute to owner by 20th of each month.
- Provide customer service to tenant during the rental period.
- Handle maintenance issues for owner and tenants.
- Provide property inspection on owners request for additional fee.
- Owner to pay for maintenance, repairs and normal wear and tear.
